4. The tenant must maintain civil liability insurance of at least $2,000,000 throughout the term of the lease and must provide a copy before occupancy.

5. The first month's rent must be paid upon signing the lease. The tenant must return the unit in the same condition as when they moved in.

6. Before taking possession, the tenant agrees to notify Hydro-Québec and assume responsibility for electricity as of the move-in date.

7. Non-smoker only. Marijuana is strictly prohibited inside the unit, on the balcony, and in all common areas of the building at all times.

8. No pets are permitted.
